What to ask, and why

Will my belongings disappear into a warehouse for months?

Ask for a written inventory of every packed-out item, photos, where it will be stored, and a cleaning timeline. Items left uncleaned too long can suffer secondary damage, so ask when cleaning starts, not just when they'll come back.

Why does the smoke smell come back after cleaning?

Odor returns when residue stays in cavities, insulation, or ductwork. Ask whether the scope includes the HVAC system and any sealing of framing before new drywall goes up.

How much of my house should be packed out?

Only items that need cleaning, protection during repairs, or inventory for your claim should leave the house. Ask what's going and why, room by room.

How can I judge rebuild quality?

Ask how work is inspected, which permits apply, and how punch-list items are handled. If one company does both cleanup and reconstruction, one party is accountable for the finished result; if not, make sure each contract says who owns what.

How do I keep the claim moving?

Keep receipts for living expenses and a list of damaged items. Ask the restoration company for an itemized estimate of structural damage (many carriers use Xactimate) for your adjuster; your insurer handles additional living expense decisions.
